Kitchen island in Dubai
An island is either furniture or plumbing, and Dubai's developers approve the two very differently. What an island costs to build, what it costs to approve, and what changes once a sink or a hob goes into it.

Kitchen island Dubai: what does one cost?
Kitchen island Dubai prices are almost never published on their own. An island is built by the same joiner, from the same boards and the same worktop as the rest of the kitchen, so it is priced inside the kitchen total. What Dubai does publish, in unusual detail, is the approval an island needs. That depends on one question: is it a piece of furniture, or a new run of plumbing?
How much does a kitchen island cost in Dubai?
A kitchen island in Dubai is priced inside the kitchen it belongs to: published kitchens start at AED 12,000 for a small refit and reach AED 45,000 to 120,000 once they are full mid-range kitchens, and none of the companies on our price guide prices an island alone. The approval, by contrast, has a price. Town Square treats a readymade island as a home improvement at AED 160, and a customised island as a major alteration: AED 2,000, an AED 5,000 deposit and a 5 working day turnaround. What is a kitchen island?
A kitchen island is a counter with floor on all four sides, built from base cabinets or a solid plinth and topped with a worktop. Its cousin, the peninsula, is joined to a wall or a cabinet run at one end. Both add worktop and storage. Only the island lets people walk all the way round it, which is why it needs clear floor on every side.
- Storage island. Cabinets and a worktop, with no water and no heat. The simplest build, and in Town Square, if it is readymade, only a home improvement.
- Prep island. A sink, or a second sink, set into the island. Water and a drain have to cross the floor to reach it.
- Cooking island. A hob in the island. It needs gas or a new power circuit, and extraction above it or built into it.
- Island table. One end of the island carried on at dining-table height, so people sit at a table rather than on stools at the worktop.

Town Square's homeowner manual draws the furniture-or-alteration line more clearly than Emaar's factsheet or Dubai Holding's rulebook, and it puts a price on both sides of it.

The Nakheel row needs care. The 2023 villa codes freed a kitchen refurbishment that left the wall layout alone, but a new drain run to an island is not maintenance, and the same communities now sit under the 2026 DHCM rulebook, which wants an application for anything beyond maintenance and repair. Ask whether your island needs approval
Can an island take a sink or a hob?
Yes, where the building lets services reach it. Water and drainage have to cross the floor to the island, and a drain needs a fall, so the floor build-up decides what is possible before the design does. In an Emaar apartment the answer is already written: the factsheet does not permit relocating MEP services, and a sink in a new island is exactly that.
A hob brings two more services. Gas is a separate licence in Dubai: the Municipality lists Central Gas Distribution Networks Contracting as an activity of its own, code 453025, so the firm that builds the island is not automatically the one that pipes it. Extraction over an island means either a hood hung from the ceiling and ducted through the void to outside air, or a downdraft unit built into the island. An induction hob avoids the gas question but adds electrical load, and extra load goes to DEWA as an additional-load request filed by an enrolled consultant or contractor.
What should an island quote list?
- Finished panels on every face, because the back of an island is on show.
- The worktop, its overhang for seating, and how that overhang is supported.
- Every service that reaches the island, water, drain, power, gas and extraction, each priced as its own line.
- Floor work: opening the floor where services cross it, and making it good afterwards.
- The community approval: which class the island falls into, who applies and who pays.

Settle the class
Readymade or custom, storage or services: the answer sets the approval, the fee and the lead time before anything is bought.
Route the services
Water, drain, power, gas and extraction drawn from their current positions to the island, with the floor build-up checked.
Open the floor
Services cross the floor and are tested before the island is set down over them.
Build and top
Carcass and finished panels first, then the worktop is templated from the fixed island, overhang included.
Connect and close out
Licensed trades connect the sink and hob. In DHCM communities an inspection follows within about 21 days of the completion notice, with 30 days to put right anything that fails.

- DMT's Maintenance Permit covers work that does not change the interior spaces or create openings, which a storage island does not. In an Aldar community, though, fittings that deviate from the approved plans and specifications need written approval from the Owners Union Director first, and a new island is the kind of fitting to ask about.
- Where does the extraction go for an island hob?
- Up or down. Up means a hood hung from the ceiling and ducted through the ceiling void to outside air; down means a downdraft unit built into the island. A recirculating hood filters grease but returns the steam to the room, which matters more over an island than against a wall.
