The material is the easy decision. Templating, cut-outs, joins and your community's rules decide what a new countertop really costs, and what can go wrong on the day it is fitted.
Fitted, not by the slab
Kitchen countertops Dubai buyers find online are often priced as material alone, which says little about the fitted cost. We brief the fitted job: the template taken from your cabinets, the cutting, the sink and hob openings, the edges, the joins, the upstand and the old top carried away. That is what a contractor quotes, and it is what we compare.
How much does a kitchen countertop cost in Dubai?
A fitted kitchen countertop in Dubai is priced inside the kitchen job: a 3 x 3 metre kitchen with cabinets, worktops and plumbing is published from AED 15,000, and Vision Three's standard kitchen, quartz tops over semi-handleless units with built-in appliances, runs AED 55,000 to 90,000. None of the companies on our price guide publishes a fitted price per metre for any material, so we do not print one. Whole kitchens start at AED 12,000, as our kitchen prices page shows.
Five materials cover the choices below. Each has one weakness worth knowing before the template is taken, and none of them is a reason to rule the material out.

Where a worktop sits in strong afternoon sun, ask the supplier to confirm in writing that the material suits direct sunlight. The rest of this page is about fitting, because every one of these materials is templated, cut and installed the same way.
Two rules reach into fitting day. Any cutting or finishing done outdoors falls under the federal summer break: between 15 June and 15 September, no work in direct sun or in open places from 12.30 pm to 3 pm. And cutting stone is noisy, so it has to fit the community's noisy-work window, which the 2026 DHCM rulebook opens from 9 am until 1 pm and again from 3 pm until 5 pm, and Emaar's 2026 villa rules from 10 am until 1 pm, then 3 pm until 5 pm.

In Town Square, always. The homeowner manual lists the removal or replacement of kitchen counters as a major alteration, at AED 2,000 plus an AED 5,000 deposit and 5 working days, while swapping the cabinets underneath is only minor. An unapproved major alteration carries a published penalty of AED 50,000, so a Town Square countertop is never a job to start before the paperwork is back.

A top in a different material is a judgement call in several of these communities, so we ask the community in writing before the template is taken. Changing only the top works when the cabinets underneath are level and sound; when they are not, new stone inherits every problem below it. Options
The cabinets stay and only the worktop changes. The quickest route to a new surface, provided the carcasses are level and dry; in Town Square it still counts as major works.
