Modular or custom
A modular kitchen in Dubai is built from cabinets made in standard sizes in a factory, then assembled, levelled and fixed on site, with filler panels closing the gaps to the walls. The alternative is made-to-measure joinery, where each unit is drawn and cut for your room. Both finish behind the same kinds of doors. The difference is in how well they fit a room that is not quite square, and in what that fit costs.
How much does a modular kitchen cost in Dubai?
A modular kitchen in Dubai is priced inside the same published bands as any other kitchen: from AED 12,000 when a small kitchen gets new cabinets, lighting and paint, AED 25,000 to 40,000 for a full kitchen with design and appliances, and AED 45,000 to 120,000 at mid-range. None of the companies on our price guide publishes a modular price apart from those totals. Imported joinery is what lifts a kitchen into the AED 120,000 to 300,000 luxury band, so ask where a quote's units are made. Every band sits in our published kitchen bands.
A modular kitchen is a system of standard units: base cabinets, wall cabinets and tall units in a fixed range of widths and heights, each a finished box with its own door. The kitchen is planned by choosing units that fill each wall, then closing the leftover gaps with fillers and end panels. Because the boxes exist before your kitchen is measured, the price and the lead time are easier to pin down than for joinery.
Flat-pack is the retail end of the same idea: the same standard units, sold boxed for self-assembly, with the fitting and the connections left to the buyer.
The published bands do not split modular from custom, so the comparison has to be made on your own kitchen. The logic is predictable, though. Modular saves drawing and cutting time in a room with straight, square walls and a standard ceiling height. Custom joinery earns its price where the room fights the units: a column in a corner, a boxed-in pipe, a dropped soffit, or a wall that leans.
Ask two suppliers, one modular and one custom, to price the same layout from the same survey. That is the only fair comparison the market's published figures allow, and it is how we brief them.
