How much does a kitchen renovation cost in Dubai? UAE contractors and one property portal publish their own answers as price lists and tiers, and every figure on this page comes from one of those pages, fetched on 18 September 2026. The answer turns on scope far more than on size: what stays, what is replaced, and whether anything moves.

What each budget buys, as published

Three decisions place a kitchen in one row or the next. Keeping the cabinet boxes is what separates the first row from all the others. Replacing the worktop and the appliances along with the cabinets accounts for most of the step from a small refit to a full kitchen. After that, the gap between AED 45,000 and 120,000 is specification: what the carcasses are made of, the door finish, and whether the joinery is made here or shipped in. What is a reasonable budget for a kitchen renovation?

Whichever published band fits the job you have in mind; an average will not tell you. MBC Renovation Services publishes two averages of its own, AED 10,000 to 30,000 or more for an average Dubai kitchen renovation and AED 15,000 to 25,000 for a complete remodel in materials and labour, and both sit below the mid-range bands other companies publish for a full kitchen with integrated appliances. An average blends refits with new kitchens, so it tells you little about yours. If the budget is fixed first, our AED 20,000 kitchen page shows what that sum, half of it and double it each reach.

• Layout and boxes kept: MBC's makeover band, AED 5,000 to 15,000, is the reasonable budget.
• New cabinets, same layout, no appliances: from AED 12,000 on MBC's list, and from AED 15,000 once worktops and plumbing are in.
• A full new kitchen at a standard finish: MBC publishes AED 25,000 to 40,000 with design and appliances, and Design Divine's basic tier runs to AED 55,000.
• A full mid-range kitchen with integrated appliances: AED 55,000 to 90,000 for the standard kitchen Vision Three prices with quartz worktops.
• A sink, gas point or wall in a new place: add the approvals and the extra trades, because none of the published bands includes a relocation.

How much does a kitchen renovation cost in Dubai for a 12x12 kitchen?

None of the companies on our cost page prices a kitchen by its size in feet, but the arithmetic helps. A 12 x 12 foot kitchen has 144 square feet of floor, about 13.4 square metres, roughly half as big again as the 3 x 3 metre kitchen MBC prices from AED 15,000. Floor area is the weaker guide, though. What a kitchen costs follows the metres of cabinets along its walls, the length of worktop and what moves, and a 12 x 12 room can hold a single wall of units or a U-shape with an island.

So give the quote the measurements that drive it: the length of every wall that will carry units, the height to the ceiling, and the positions of the sink, the hob and the window. We do not turn floor area into a price, because the market's only kitchen rate per square foot appears twice on one company's page at two different levels.

How much does it cost to refurb a kitchen?

A refurb that keeps the layout is published between AED 5,000 and AED 50,000, depending on how much is replaced. MBC Renovation Services lists its cabinet makeover band as AED 5,000 to 15,000. Ray Fitout puts a basic refresh at AED 15,000 to 40,000, First Unicorn Interiors a kitchen-only refresh at AED 25,000 to 45,000 on its apartment page, and Bayut, a property portal, estimates basic updates at AED 20,000 to 50,000.

Where the kitchen is part of a whole-home job, two companies publish its share. ASM Interiors puts the kitchen within an apartment renovation at AED 15,000 to 80,000, and Revive Hub Renovations puts the kitchen alone, within a villa renovation, at AED 35,000 to 80,000. Which fees and deposits sit outside the kitchen price?

None of the published bands includes the approvals, and in Dubai some approvals come with a fee you do not get back and a deposit you do. Budget for both before the first payment to a contractor.

Dubai Holding Community Management's 2026 rulebook confirms that application fees exist for its Nakheel, Meraas and Dubai Properties communities without publishing an amount, so ask for the figure when you apply. Two smaller lines are easy to forget: a contractor's vehicle pass, AED 160 a month in Town Square, and the waste. On the Abu Dhabi plots Tasareeh reviews, the Maintenance Permit's service card lists a contract with a Tadweer-approved waste transporter. Kitchen prices in Abu Dhabi, Sharjah and Ajman

Every band above was published for Dubai, and none of the companies behind them publishes a kitchen band for another emirate, so a quote in any of the other three emirates is confirmed per emirate, not assumed to match. One published comparison is worth knowing: Vision Three, which prices whole homes, puts apartments 15 to 25 percent above villas at the same specification, because of building access restrictions and logistics. It gives no kitchen-only figure.
